GUIDELINES

LOCKOUT ROOMS (room/deposit info)
-The minimum stay in our lockout rooms is 3 months (Departure Date must be on the 1st).
-No smoking (offenders are subject to immediate eviction), or candles, or incense, or any lighted flames in the rooms or anywhere in the building.
-All materials brought or installed in the space must be non-flammable, flame retardant and code compliant (including any soundproofing, foam, wall-covering, carpeting).
-Garbage disposal is your responsibility; please don't leave it in front of the building; if a ticket results, you will be responsible.
-Light bulbs and basic maintenance within your space are your responsibility.
-Shelves:
You are welcome to erect shelving; please use screw anchors and fasten shelving to metal studs (which are placed every 16" - use a magnetic studfinder) to avoid damaging walls (& proper masonry anchors if going into brick/block). *Shelves must be left up when you leave*. Help with shelves.
MOVE-OUT/Notice - Lockouts [Gowanus shares here]
- Notice is given at the rent link. We require *at least* 60 days notice to leave or change rooms and Departure Date must be on the 1st. Minimum stay is 3 months. Once given, your notice is not retractable. There are no deposit refunds.* Your deposit is returned to you in the form your final 2 months rent being at no charge *(unless you leave early and a renter is found to replace you, in which case you may be eligible for a refund). If you give late notice, you will lose your deposit.

Departure: to avoid losing any of your deposit, please ensure your room is cleared out, restored to its original condition (other than Improvements*) ie walls & ceiling painted white, original lock cylinder), but leaving any shelving intact) and "broom clean" by 10AM (at the latest) on your correct Departure Date. If you are unsure as to this date, it is your responsibility to email us.
*IMPROVEMENTS: Shelves / additional fixed soundproofing must be left in place when you leave (you may also leave up any fireproof "soft" soundproofing if you wish)
-If you indicate that you are willing to leave early: Your representation that you are willing to leave early may not be retracted. If another renter books your room during the time you have represented you are willing to leave, you *must* move out for the move-in date of the incoming renter to avoid penalty. You will be notified if/when a replacement renter has been found. This notification may be last-minute; you should be prepared to leave on short notice. You should assume that a replacement will *not* be found; the room is yours until your Paid End Date. If you have not received notification that a replacement has been found by the day prior to your Departure Date, it is your responsibility to email us.
-If you vacate your room later than your move-out date & time, you will be subject to lock-change and storage/cleanup fees and any deposit due to you will be reduced pro rata, per day late.
-Carpets etc: Unless you are otherwise notified, please remove all carpets, wall coverings etc. These may be left in place only if the incoming renter requests it.
SHARED ROOMS (room/deposit info)
Rooms/Equipment
-You are welcome to use the house equipment (PA, drumset [bring cymbals/felts/clutch], house bass cab). Anyone found using gear that is not the house's or their own will be removed from the space.
-You can leave your own amps setup, and can bring and store your guitars, pedalboards, cymbals etc. (drum hardware must be in a case). If you'd like to store a drumset incl kick, monthly fee is $25 (no charge for storing cymbals/pedal/snare etc). All stored gear must be clearly labelled with band name.
-Drummers make sure to bring (and/or store) your own cymbals, hi-hat cymbals, clutch, felts, washers.
-If you have expensive or delicate gear, we recommend not leaving it in the space. We will not be responsible for any damage or loss.
-When finished a rehearsal, please leave the space the same way you found it (including any drumset adjustments), turn off heater*, PA/master power, lights, and lock room door. [*Pls use only marked, dedicated outlet for heater]
-No smoking, candles, incense, or any lighted flames in the rooms
-Please don't leave food garbage; if leaving beer bottles please make sure they're empty
Rent/Slots
-The minimum stay in our shared monthly rooms is 2 months (and departure must be on the 1st of month).
-If you add or drop slots, your standing deposit must always match your current rent (except in the event your rent has been raised due to lateness)
-We require *at least* 30 days notice to drop or switch slot(s), with slot switch/drop being on the 1st; failure to give 30 days notice will result in loss of any extra deposit amount.
-Switching comparable slots is free; switching "up" to higher value slots will cost $15-$25 per reh
Note: If you ADD a slot, your price per slot will go down. If you DROP a slot, your price per slot will go up. [EG: if you have 2 weekly slots at $200 per month and add a slot, your rent would go to $225 (or so); if you drop a slot, your rent would go to $125 (or so)]. Rents are subject to change; however your rent is locked in for as long as you keep your original slots.

If you give less than 30 days notice and would like a deposit refund:
In the event that you (or we) are able to find a replacement for your slots prior to your Paid End Date, a pro-rated portion of your deposit will be returned to you. Until then, please feel free to use your slots until your Paid End Date.
- Please leave your keys in an envelope ["for Band Spaces Super" and from "your name"] on it in the space (by the mixer), and ensure the room is locked when leaving.
