Our rooms are rented on a monthly basis. Your 2-month deposit* will reserve the room for you. The minimum stay is 3 months & month-to-month thereafter (there is no lease).
Your 1st month is prorated according to your starting date.
If your starting date is after the 1st of the month, your pro-rated first months rent is due *on the 1st*, prior to move-in.

*(Your deposit will be returned to you at the end of your stay in the form of your final 2 months rent being at no charge, assuming you have not damaged the rooms. When you give notice, you are given the option to "leave early". If you are willing to leave early and a renter is seeking your size prior to the 2 months elapsing, you are refunded a pro-rated portion of your deposit. As we maintain waitlists, this is often the case.)

PRE-CONSTRUCTION (Locations currently under construction: none)
PRICING: Until your booking & deposit are placed, pricing is subject to change according to availability.
DEPOSIT REFUND POLICY: Your deposit is fully refundable, upon request, any time until move-in announcement is made (approx 1 week prior to move-in.
WAITLIST/PLACEHOLDER: We do not maintain a waitlist for currently available or under-construction locations. A full deposit is required to reserve a room.
ROOM SWITCH: Once you have placed a deposit, you can switch rooms, and will be placed in priority sequence (above non-renters) on any waitlists for other rooms.
NOTICE/DEPOSIT: We require 60 days notice when you decide to leave the space. Your 2-month deposit functions as your final 2 months rent. 1st month rent is paid upon move-in.
MOVE-IN: Rent for new locations is paid commencing no later than Move-In Date (scheduled for Dec 1). An email announcement will be sent approx 1 week prior to move-in (if you don't receive an email 1 week prior to anticipated move-in date it is your responsibility to email us). First months rent is due on announced move-in date.
RENT: Includes all utilities, and is good for 1 year commencing on move-in date. First month's rent is paid on move-in. Minimum stay is 3 months, and month-to-month thereafter. There is no lease.
SECURITY: All rooms have 36" steel door, deadbolt. Video surveillance.
VENTILATION: there's a duct in every room delivering heat/AC.
ELECTRIC: The building has 300 Amp, 3-phase electric service; each room on its own separate 20 Amp, 1500W circuit. Each room has at least 3 outlets. There are no grounding issues.
INTERNET: DSL/Wifi in every room.
SHELVING: Ceilings are 10'. You are welcome to construct shelving, provided that it is left up upon your departure, and that it is properly constructed (see /GUIDELINES)
SOUNDPROOFING: Walls are 6" thick, with: 5/8" sheetrock X2, 1/2" soundboard X2, 3" rockwool insulation, and 1/2" resilient air channel. Doors are galvanized steel w/ honeycomb core & have bottom sweep & rubber seal stripping. A/C ducting is acoustically lined to reduce sound transmission.
RECORDING ROOMS: Constructed with 2 additional sheetrock layers, further reducing sound transmission; these rooms are also situated on the perimiter of the space with less exposure to rehearsal rooms.
QUIET ROOMS: All 4 "Quiet Rooms" are constructed with double doors, additional sheetrock & insulation, and are the only rooms in that section of the space (separated from the rest of the space by a concrete wall).
